A Schedule of Condition (SoC) is a detailed, factual record of the existing condition of a property at a specific point in time. It includes written descriptions, photographs, and sometimes annotated plans. It acts as evidence to show what a building looked like before certain events, most commonly construction works, lease agreements, or neighbourly matters. Schedules of Condition are objective, descriptive, and not about assigning blame; just recording facts.

Schedules of Condition are commonly required for:

Party Wall matters - to record a neighbour’s property before building works
Construction projects - to protect contractors and clients
Lease agreements - to define the property’s condition at the start of a tenancy
Dilapidations – to limit a tenant’s repairing obligations
Access licences – when you need to enter or work near someone else’s land
