Dilapidations can be a challenging and complex area of law that many clients understand to be a specialism with which they only wish to engage the most experienced and expert consultants. It is for that reason that many of our clients return to us time and again with repeat instructions based on our previous successful accomplishments in this field.

Our staff and partners maintain up to date case law knowledge in the evolving world of dilapidations. That knowledge, combined with a core understanding and expert application of extensive dilapidations statute, enables us to provide our clients with effectively negotiated maximised resolutions.

As and when lease events such as breaks or termination dates approach, we can provide stress-tested and effective strategic advice to protect the interests of our client. Given we regularly act for both landlord and tenant side (i.e. acting as both poacher and game-keeper), we are equally adept at countering arguments from both sides of the fence and pride ourselves on being one step ahead of the opposition in all scenarios. We have in house dual-qualified (surveying and property law) consultancy which is relatively unique and provides an obvious advantage for our clients.

Getting onto the ‘front foot’ is vital in dilapidations negotiations and we are experts at orchestrating this approach to the benefit of our clients. We are meticulous in our assessment of the opposition and make it our business to know their strengths and weaknesses to the advantage of our clients position. We are unwaveringly proficient and professional in our work and our sole focus is achieving the best possible outcome.

Where appropriate, we can advise on procurement and implementation of dilapidations works on behalf of our clients and execute monitoring roles where tenants undertake direct works to confirm compliance with dilapidations as necessary via our Project Services capability. We can utilise and manage other consultants including our own Building Services Engineers, external cladding consultants and further specialist consultancy as required in pursuing (or defending) dilapidations claims.
